This application takes into account the issues that were raised during the previous application process on this site and it will make a valuable contribution to Groombridge.
The site

The access point would involve the demolition of the house "Little Wold" on Station Road.
The site is well located for the village centre, the train station and the school.
The site is mostly grazed grassland, whilst the field boundaries will be retained.
The proposal
The site proposes:

Playing fields for the school.

The land for the new doctors surgery would be gifted to the NHS Trust and would enable them to deliver a new dedicated facility for the village.
The playing fields would be gifted to the school and would create valuable play space for them in perpetuity.
The number of students in the school has been steadily falling in recent years and to retain their funding they need more students. This development would assist in bringing additional children to school to help counteract the dwindling student numbers and assist in trying to safeguard its future.
Housetypes
Architectural style will be traditional and take design inspiration from the existing houses in Groombridge.
The houses are all built to modern standards that not only prioritises insulation, but also uses modern technology in the form of air-source heat pumps, underfloor heating, and electric vehicle charge points.
The Future
It is important to clarify that this site is NOT phase 1 of a larger scheme and there are no proposals whatsoever to submit proposals for any further expansion of the site.
​The medical centre will be developed under a separate application by the NHS Trust.
The playing fields will be passed to the school in perpetuity.
